You need six things: door width and height, door thickness, handing (which side the hinges are on and which way it swings), frame type and jamb depth, wall construction, and required fire rating. Hardware prep and finish are selected after those are set.
Handing describes which side the hinges sit on and which direction the door swings. Get it wrong and the door will not accept the hardware or close correctly, and it is not fixable in the field. Stand outside the opening: if hinges are on your left and it swings away, it is left hand.
You need a fire-rated door wherever building code requires a rated wall assembly, most commonly stairwells, corridors, mechanical rooms, and unit entry doors. The rating must match the wall. A rated door only counts if the frame and hardware are labeled to the same standard.
